據中央社報導，2022年中國房地產市場銷售整體表現慘澹，全國商品房銷售面積比2021年下降24.3%，銷售額比2021年下降26.7%，減少近人民幣5兆元，重回2017年水準。
中國國家統計局16日上午公布2022年國民經濟運行數據，指出2022年中國全國房地產開發投資13兆2,895億元，比2021年下降10%；其中住宅投資10兆646億元，比2021年下降9.5%。
陸媒第一財經報導指出，中國房地產市場自2015年年中逐步進入新的成長周期。2016年至2018年全年商品房銷售金額和面積呈快速成長趨勢，在趨嚴調控下，商品房銷售面積在2019年出現小幅回落，但當年銷售金額也逼近16兆元，創歷史新高。
2020年房市銷售在疫情影響下保持韌勁，2021年全國商品房銷售金額首次超過18兆元，平均銷售價格也首次突破萬元大關，達到每平方公尺10,139元。
與2021年相比，2022年全國商品房銷售減少了近5兆元，甚至低於2017年的全國商品房銷售金額的13兆3,701億元。銷售面積方面，2022年的規模則回落至2015年12億8,494萬平方公尺的水準。
根據第一財經的報導形容，從全年來看，2022年房地產市場銷售整體表現慘澹。
業界人士認為，目前需求端持續提振以及供給端短期支撐的穩地產格局已經逐漸形成，但經濟和就業的修復及政策落實尚需時間，因此市場的復甦並非短期能實現。
廣東省城鄉規劃院住房政策研究中心首席研究員李宇嘉預計，若疫情感染高峰能在今年第一季褪去，積極紓困措施或許能在第二季產生效應，即熱點城市交易量開始企穩並慢慢回升，並在下半年帶動都市圈周圍城市好轉。
不過，李宇嘉說，由於樓市和經濟基本面較弱，2023年房地產市場只會呈現弱復甦，不太可能出現大幅度反彈，特別是房價反彈。
