在中國國家主席習近平「房住不炒」 的口號下，中國房地產市場已經明顯降溫，再加上疫情衝擊造成失業率驟增，不少買房人再也無法支付高額的房貸，準備棄房斷供，中國迎來史上最大斷供潮。
近日，網絡上熱傳河北省張家口市環京諸多買房人斷供事件。根據業主的聊天記錄顯示，張家口房價下跌幅度高達50%，業主以1.2萬/㎡的高價購入，現在以6000元/㎡的價格都賣不出去，銀行還有貸款需要償還，令業主萌生斷供的念頭。
另一位業主則表示，自己早在9月份開始已經就沒有再還房貸了，再加上腰斬的房價，令業主心生感嘆，「這簡直就是在填坑啊，無底洞，還了也沒用。」業主還解釋說，「昌平的房子還要還貸，而且房子從上個租客退租後一直沒租出去呢，原本計劃以租養貸破滅了，這兩年一直疫情，我老公弄的KTV賠了不少。哎，實在是沒錢再還了……」
另有環京的業主透露，自己聽說5號樓有十幾戶已經斷供了，估計也是徹底失望了！
除了河北，河南也出現斷供的現象。近日，河南夫妻委託一位媒體人講述了自己的故事，在網絡上大火。丈夫張三原本是鄭州市某飯店廚師，妻子小白是培訓班的語文老師，夫妻二人幾年前在鄭州南四環買下一套總價115萬元（人民幣，下同）89㎡的房子，貸款30年，每月需要還款4800元，夫妻二人的收入足夠還貸款和生活。
沒想到夫妻二人遭遇疫情和教育雙減的衝擊，雙雙失業。目前只有張三一人在打零工，月薪只有4500元，連房貸都不夠還。10月，張三收到銀行的還貸告知書，如果無法及時還款，他的房子將面臨拍賣，令張三如五雷轟頂：「人的崩潰都在一瞬間，而我的崩潰就在此時此刻。」
不僅房屋面臨法拍，張三還要承擔房屋價格下跌的損失。張三當年的買入價是1.3萬/㎡，而現在同樣戶型的房子，房價已經跌到了1.1萬/㎡。
其實，早在今年2月，房產市場就出現斷供苗頭。1月12日和26日，環京樓市燕郊天洋城一位業主黃先生（化名）在貼吧發帖，稱自己願意「贈送天洋城房產（目前還有貸款），先到先得。」
消息顯示，房子是天洋城2號公寓樓，2016年買的，40平米，還剩70萬以上貸款未還，但目前沒有斷供。由於業主還不起房貸，所以願意將自己的住房免費贈送，但條件是願意承擔轉讓費用和來迴路費。該消息吸引了眾多網友的圍觀。大陸媒體華夏時報記者也確認了該消息的真實性。
中國近幾年法拍房的數量不斷激增，根據阿里平台的數據顯示，全國法拍房的掛牌量飆漲近187倍，從2017年的9000多套直線上升至2021年的168萬套。
不過，斷供也為老百姓帶來風險。銀行會直接提起訴訟，不僅「百發百中」，且要求借款人支付一系列費用。有網友分享自己的親身經歷，2017年花了426萬買了個三居室，其中298萬是貸款，月供1.68萬，四年還款總額為80多萬，結果經濟不景氣，還不起貸款，銀行直接選擇了起訴。
據這名網友透露，法院傳票寄到家來，有沒有人簽收無所謂，看不見是命，就算看見了也沒什麼爭辯的餘地，在這場官司里，銀行是穩贏。
根據法院判決書顯示，這名網友四年還的是利息64萬，本金只還了16萬，簡言之，貸款還有282萬元沒還，並且因為被判決且敗訴，這名業主還需要負責償還這段時間產生的利息、罰息、案件受理費和律師費等，共計19萬多。
更令人無奈的是，因為房價大幅下跌，業主400多萬購入的房子，現在只值240萬。如果想上訴、翻案，還得花三萬塊錢的申請費。
面對還不出錢的老百姓，中國政府還實行上徵信記錄措施，阻止對方乘坐交通工具，並且禁止在事業單位任職，且連累子女、父母。對於使用住房公積金者，銀行還會打電話催促還錢。
除了個人之外，許多開發商也沒錢「斷供」了，多個城市出現「工抵房」現象，也就是工程抵押房，簡言之就是開發商向銀行貸款的期限到了，或者是欠承建商的錢也該給了，但是手裡沒錢，所以就用房子給銀行或者承建商用於抵帳。
