移民潮、经济萎缩、外围加息等因素导致香港楼市大跌。代表香港楼价走势的中原城市领先指数连跌六周，跌至162.31点，创五年来的新低。中原集团创办人施永青撰文指，楼市跌势加剧，预计全年可跌两成。香港有线财经台前台长、时评人颜宝刚亦认同楼市跌势正在加剧。他奉劝卖楼移民的港人能卖则卖，拖到最后楼价只会越来越便宜。
施永青表示，以目前中原城市领先指数（162.31点），对比去年八月历史高位的191.34点，楼市大跌15.2%；跌穿楼市10%的第一条临界线，正向第二条临界线20%迈进。
施永青还指出，跌10%与跌20%被视为楼市的临界线，跌破20%，则代表一批业主将资不抵债。
如果资不抵债，银行有机会要求贷款人补差额，否则可能会把物业收回强拍。施永青担心，如果这种情况发生，楼价会跌得更急。小业主为减轻债务，可能会选择长痛不如短痛，提前把楼宇卖掉。而这种态势，会产生连锁反应，令楼价的跌势加剧。
日前彭博大篇幅报导香港地产代理浮夸的广告用词，如“欲哭无泪”、“滴血价”、“泪流满面”、“劈得深、爱得真”、“卖楼葬父”、“跌到极麻木”等。彭博形容这是香港地产代理“诉诸绝望”的广告。
时评人颜宝刚形容，香港人过去喜欢买“砖头”，甚至存在“有买贵、无买错”的观念。但是目前投资收租物业的回报率低于两厘，银行加息又增加了供楼的负担，加上物业本身欠流动性，一旦遇上跌市，卖楼可能要打持久战，分分钟会花上数月甚至一年时间。
颜宝刚续道，楼市低迷令一些打算移民卖楼的人陷入两难：想出售就要蚀让，若移居外国后再出售或要支付所在国的资产增值税。他奉劝卖家：楼市跌势已成，买家一心压价，价格只会越压越低，加上内地资金在目前形势下绝不可能调到海外，现在有楼不卖，恐怕未来价格更低。
